Unlike the UK, ITP is payable on all purchases regardless of the price paid, as follows:<\/p>\n<p>Up to 400,000.00 \u20ac\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 8%, to 600,000.00 \u20ac\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 9%, to 1,000,000.00\u20ac\u00a0\u00a0\u00a0\u00a0\u00a0 10%, over 1,000,000.00\u20ac\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 11%<\/p>\n<p>For Land or Commercial Property:<br \/>\nLand &amp; commercial properties are always sold plus IVA (the Spanish equiveleant of VAT) which is 21%.<\/p>\n<p>Legal Fees &amp; Searches:<br \/>\nAs a rough guide, the cost of legal fees and searches is between 2 and 3% of the purchase price of the house.<\/p>\n<p>Mortgages:<br \/>\nIt is possible, as a non resident, to get a mortgage in Spain, however banks in Spain will not normally finance more than 60% of the purchase price, so you will need a deposit equivelant to 40% of the agreed purchase price, plus the fees outlined above.[\/vc_column_text][vc_empty_space height=&#8221;10px&#8221;][\/vc_column][vc_column width=&#8221;1\/3&#8243;][vc_single_image image=&#8221;13913&#8243; img_size=&#8221;medium&#8221; alignment=&#8221;center&#8221;][\/vc_column][\/vc_row]<\/p>\n","protected":false},"excerpt":{"rendered":"<p>[vc_row][vc_column][vc_empty_space height=&#8221;50px&#8221;][\/vc_column][\/vc_row][vc_row][vc_column width=&#8221;2\/3&#8243;][vc_column_text]Financing &amp; Purchase Costs Spain is no differnet to other countries, when it comes to costs, taxes and fees!
